Germany: multi-unit buildings

Federal programme “Laden im Mehrparteienhaus” (charging in multi-unit buildings)

The German federal government is funding charging infrastructure in existing multi-unit buildings with a total of 500 million euros. The grants are fixed amounts per parking space:

Equipment per parking space Grant
pre-wiring only up to €1,300
with wallbox up to €1,500
with bidirectional wallbox up to €2,000
  • Who: owners' associations and their members, private landlords, SMEs and housing companies – owner-occupied single-family homes are excluded.
  • Buildings: existing buildings only – buildings with a planning application submitted after 24/03/2021 are excluded.
  • Scope: at least 20% of the parking spaces and at least six parking spaces are pre-wired.
  • Technology: charging power of at least 11 kW and at most 22 kW per charging point; load management is permitted.
  • Deadline: owners' associations and SMEs can apply until 10/11/2026.
  • Commitment period: three years after completion of the work.

Important: Only award the installation contract after approval – otherwise the subsidy is forfeited. Information at laden-im-mehrparteienhaus.de.

NRW: progres.nrw for small multi-unit buildings

  • Subsidy: up to 40% of the costs, max. €1,500 per charging point
  • Who: landlords and tenants in residential buildings with at least two units, as well as flat owners – with a maximum of five parking spaces per building
  • Conditions: new controllable wallbox, green electricity or own renewable generation, installation by a qualified electrician, contract only after approval
  • Term: guideline runs until 30/06/2027, as long as funds last

For a wallbox in an owner-occupied single-family home in Germany, it is worth checking with your municipality and your local utility (Stadtwerk) – some offer small grants, often tied to an electricity or PV contract.

Other ways to save

  • Germany – tradesperson services: under § 35a EStG you can deduct 20% of the pure labour costs for the installation from your tax, up to €1,200 per year.
  • Germany – controllable wallbox: if the wallbox is registered with the grid operator as a controllable consumer device under § 14a EnWG, you benefit from reduced grid fees. The amount depends on the grid operator and the chosen module.
  • Austria – company electric car: if your employer covers the costs of a charging device for your company electric car, this is not a taxable benefit in kind up to €2,000. Clarify the details with your payroll department.

Our tips

  • Check the application timing – some programmes require the application before ordering, others within six months of the invoice.
  • Pay attention to the technical requirements, such as three-phase from 11 kW in Styria or at least 11 kW in the German multi-unit building programme.
  • Have proof of green electricity ready if it is required.
  • In residential complexes, talk to the property management or owners' association early – this is where the grants are highest.

Conclusion

In 2026, private wallboxes in Austria are subsidised with up to €300 in Burgenland and Styria. You get the most out of multi-unit buildings – in Germany with up to €2,000 per parking space, in Austria mainly in Upper Austria and Styria.
